The process from property visit, price negotiation, contract, inspection, credits, lender search, interest rate negotiation, post purchase remediations, survey review, LLC formation, operating agreement to closing is covered by us. Before and during closing, we will guide you through the fund arrangement process via 1031 or refinance of your other properties, as the case may be.
Property Management
We will do what is needed to legally increase revenues, reduce expenses, make capital improvements, arrange repairs, recycle tenants, work with the city, third party agencies for inspections and monitoring.
Business Review and Reporting
BR meetings are key to maintaining a healthy dialog with investors on a periodic basis. The frequency of the meetings will depend on the nature of the investments and any situations at hand. We also provide real-time access to collected rents, while expense reporting is typically quarterly or on request. We use a consistent and standardized talk track, presentation, and success metrics to engage with our investors during reviews.
Tax Preparation and K1 Generation
We will work with our tax accountants to optimally prepare the investment vehicle's tax statements and timely generate the K1 for each partner to send to them for their tax filing.
